Adding a New Lease

A new Lease can be added via the Lease Module or Lease Overview by clicking "Add New Lease". This will take you to the Add New Lease Wizard, which will guide you through creating your new Lease in Greenhouse PM.

The first thing to do when creating a new Lease is to define the Begin and End Dates so that Greenhouse PM can provide a list of all available Units. This may not make much sense if you only manage a handful of units because you'll most-likely know exactly which Units are currently available at any given time. If you manage a large number of Units however, this tool will help you identify the best Unit to lease to a Tenant given their date range. You can also select "Include occupied units that will be available within 30 days" in case your new Tenant has some flexibility in their move date.

Once the Lease Dates have been set and an available Unit has been selected, you can then choose an existing Tenant to associate with the Lease, or you can create a new Tenant record on-the-fly using the New Tenant form. With the Tenant information provided, you're then able to provide the Lease Details and the Late Fee Policy. Once you've completed this initial setup, you can either click "Create" to just create the Lease, or you can click "Create and View Profile" to create the Lease and go straight to its Profile.

Security Deposits

Security Deposits can be recorded in one of two ways: either you can manually record a Transfer via the Accounting Module (either before or after a lease has been created), or you can have Greenhouse PM create the transaction automatically as part of lease creation by checking the box "Automatically record deposit received". If you choose to create the security deposit transaction manually, remember to select the tenant as the "Contact" for the transaction.
